The Holiday Season is a great time to list your house or to buy a house, as a Realtor® I love to work during the winter months. Buyers are serious and sellers have less competition. If you want to list, price it right and follow my holiday tips.
For Sellers
People who have their homes on the market during the holidays are people who want or need to sell. I think it’s a great time to list your home; however you have got to follow 3 basic rules when you have your home on the market during November, December, and January.
- Be organized, clean, and clutter free. The holidays in my house mean extra groceries, winter coats, and snow boots. Everything has got to have a place, so maybe you need to box up the summer clothes and put them in the attic, remember the goal is to box it all up and move it out anyways. Think of a great place to store those Christmas gifts. Remember that a loaded tree is an invitation to a burglar who is grateful that you gathered and packed his loot for him.
- Be available to show. Make a list of holiday parties for your Realtor so they already know when a showing isn’t possible, but be prepared to show the day before or after Thanksgiving or Christmas. These are most likely serious buyers who have either sold their home or are moving in from out-of-town so you want to show as often as humanly possible. Remember Rule #1- Be Organized.
- Decorate tastefully. Remember no clutter, for every holiday decoration you put out you put something away. Your Realtor is an expert in the way a home should look so don’t be offended if you are told to tone it down or try again. There are stagers who come and decorate for the holidays too. Wow that would be worth the investment, imagine having it all done in a day or two, and by someone else!
For Buyers
Buyers need to remember two things about looking at homes during the holidays. Only two because most buyers are really serious buyers or else they wouldn’t be traipsing around in the snow or icy wind looking at homes when they should be buying a gift or singing a carol. Ha!
- Remember this is not HGTV. These are people’s homes, who, in Oklahoma, are most likely not HGTV designers. This is not your stuff, try to look past it.
- Use your manners. Don’t get me wrong, I love buyers! But let’s plan on giving a little notice at the holidays, and understand if a seller wants 30 more minutes to prepare, maybe they have a rum cake in the oven. Maybe they’ll leave you a slice!
So if you are serious about wanting to sell your home, let’s get it on the market, there’s no time like the present! Or just keep showing, inventory is getting lower, you’ll get that buyer.
